Colliers Global Investors France purchased an off-plan property on behalf of an institutional investor, a building of 2,500 sqm located at 91 Bvrd. Haussmann with Financière du Grand Palais and Alliance Terres Rares (assisted by Ytria).

Historic headquarters of the company Grand Marnier, the building is currently undergoing a restructuring, designed and conducted by Axel Schoenert Architects. The project highlights the authenticity and identity of this typical Haussmann-style building benefiting from a triple exposure, while rethinking the offices in a contemporary way with high-end services and a remodeled central garden to offer a terrace (accessible to the 6th and last floors).

The building will benefit from the BREEAM certification "Very good level" and the WIREDSCORE label. The asset will accommodate nearly 300 guests on 2,200 sqm of offices recently leased by LESPACE (Offices group to share). The opening of a new PRET France store (300 sqm) in the ground floor facing place Saint-Augustin, will complete the rebirth of this emblematic real estate complex.

Cushman & Wakefield was the exclusive agent on this transaction, which illustrates Colliers Global Investors France’s expertise in the development of core strategies on behalf of its institutional clients.
The sales representatives were advised by Victoire and Associates for the notarial part, Jacquin Maruani Associés for the commercial leases, the CMS Francis Lefebvre Lawyers firm for all the legal and fiscal matters and Artelia as project manager.

The buyer, represented by Colliers GI France, was advised by the notary office Wargny Katz, the law firm Gide for the legal subjects, Sandrolini architect on the technical aspects, Dauchez Payet on the energetic topic and Ginger Burgeap on the environmental matters.
